If you’re building or renovating a property in Portugal, the project manager you pick will shape how the whole job goes. They’re the person on site when you aren’t, so it pays to be picky.
What to Look For in a Project Management Algarve Team
Start with how they workday to day. A good team can handle architectural drawings, deal with the local câmara municipal, and talk to Portuguese tradespeople without anything getting lost in translation. If your manager only speaks English, or only Portuguese, expect delays and misunderstandings.
Check which building methods they’ve actually used. Some teams only know traditional masonry. Others have worked with light steel frame or prefabricated modular builds as well. You don’t need a specialist in everything, but you do want someone who can explain why a method suits your plot and budget.
Independence matters too. If the manager is tied to a particular contractor, their advice may lean toward that contractor. Ask directly who they get paid by.
Check Their Credentials and Track Record
Ask for proof of their qualifications and how well they know Portuguese building regulations, which differ from what many foreign buyers expect. Then ask to see finished projects. If you’re planning a luxury villa or restoring an older property, look for case studies of the same kind of work. A team that has only built apartments may struggle with a hillside villa.
Also ask about their subcontractors. Teams that have worked in the region for years usually have engineers, builders and suppliers they trust. That tends to mean better workmanship and fewer late deliveries.
How They Keep You Informed
Most owners aren’t on site, so reporting is where good managers stand out. You should expect regular updates with clear photos, short video walkthroughs and written site logs. Weekly is common. If a company can’t tell you how often you’ll hear from them, treat that as a warning sign.
Quality checks are just as important. Ask when inspections happen. Plumbing, electrics and structural work should be checked before walls are closed and finishes go on, because fixing mistakes afterwards costs far more.
Making the Final Call
Talk to at least two or three companies, compare how they answer the same questions, and trust the one that gives you clear, specific answers rather than sales talk. An independent project manager who looks after your interests from planning through to handover can save you a lot of stress and money.
